Hi all, I have a lovely two story mid century house built 1962 with flat roof, box gutters and wide eaves. Unfortunately a tree came down on one corner and damaged a 4m x 4m section of the roof, guttering, fascia and eaves. Insurance company scope of work has come back huge, and rather than just repairing this section, it includes replacing all fascia, guttering, soffit to upgrade it all to be compliant.
While I am thankful, I really don’t want to upgrade all of these parts of the house. I have the option to cash settle and use the money for more important upgrades.
My question is, do regulations require me to upgrade the entire house to be compliant when a small section is damaged? Seems unreasonable. I think it relates to bushfire regulations as these parts are all wrong class of timber (cedar and vic ash).
Appreciate any advice. I want to minimise this work but still maintain insurance etc.
