Unfortunately, my experience with DTS Building Consultant as a private inspector for the last two stage inspections didn't meet my expectations, so I'm now seeking alternative options. If you've had positive experiences with other inspection services in the Wodonga area, I would greatly appreciate your recommendations and insights. The two most important issues in looking for an inspector is what is the scope of their experience and the fees they charge. CV The first think is any report should include a cv of the inspectors credentials, what experience they have, what licenses they hold and if they are continuing their education. So ask them for a cv! The price! This one is pretty simple, the cheapest price will give you a cheap report, a average price will give you an average report. A inspector needs to cover travel to & from the site, insurances and they need to find and identify the defects and complete the report. So, an average price will give you an inspector that needs to identify the defects within a 2hour time slot. Therefore they will focus on the easily identifiable defects. So, ask them for their actual average time on site. The report Your report should explain what the code requires, what was actually identified on site, how it differs and what is required to bring it into compliance. It should explain this, in layman terms, you are paying for a professional service, they need to clearly explain in wording and concepts that you understand. We charge $1850 + gst, we are on-site from 3-6 hours (we stay until we complete the inspection!), our reports take about 3 days to prepare and without the terms and conditions generally run between 70-135 pages subject to complexity, I have licenses that cover 19 trade qualifications, plus BPAD and building certification. I have been at this game since 1983. If you are paying less than $1200, your inspector will be rushing! If they can't supply a cv of experience, then they probably don't have much experience. Generally, once final payment invoice is issued you have 7 days to meet builder on site and present a list of defects and incomplete work. Builder can agree or can refuse. If don’t meet, accept no defects or incomplete work. DBYD doesn’t cover private property (with the possible exception of water assets).
