Front setback minimum requirement for battleaxe plot

Hi everyone,

I understand that homes on battleaxe plots often have their fronts fully concreted to accommodate vehicles, like removalist trucks, enabling them to reverse out. These areas are sometimes used as parking spaces as well.

I'm aware that each battleaxe plot can vary significantly. Could anyone point me towards any documentation on the requirements for reverse bays?

Alternatively, if anyone with experience living on a battleaxe plot could provide some insights, it would be greatly appreciated. What is the typical front setback? From what Ihave gathered on this forum, it generally seems to be between 6 - 8m from the entrance to the garage.

Any thoughts or advice?

Each Council area has their own Developement Control Plan which stipulates what the requirments are. They differ from LGA to LGA so best to get a hold your council's DCP. Have a look at your councils website and search for the DCP there in the first instance.

What Local Council are you in, if you’re located in South-East Queensland we can help you work out your front setback. Typically on a battle axe block most of the boundaries are considered “side” and “rear” and don’t require 6.0m. However for access and vehicle manoeuvring it’s best practice to have at least 6.0m.

Have you engaged a building designer for your project? That would normally be a first step.

Thanks Draftroom that definitely helps a heap. We are still at the very early stage of planning to see what kind of house would fit on our plot. While we are on a battleaxe plot, which means our size is larger than the rest in the estate, but its odd shapeness means we cannot fit any type of home the volume builders offer.

Still early days, only put down a land deposit no land title yet.
