Well after the deliberations and finance discussions last week DH and I have put in for finance and have made an offer on the fixer-upper-a we found in a good area local to us. We plan to (if our offer is accepted) extend out the back of the house a single story (1 or 2 rooms) and extend the existing deck out both to the side and back. Our local council is renowed for taking a very long time for approvals etc and we are just in the process of beginning investigations the forms/ requirements and cost of the extensions etc. but I am wondering if you were in our position and faced with the potential delays (given that we had two small children and possibly no.3 on the way) would you submit your plans and requests to council for the deck and extension together or apply seperately? We do not have the cash at present to complete the extension but are looking at doing the deck almost immediately after completing the kitchen (our first or second job once moved). Sorry if this is all over the place... That way your draftie/architect does your drawings once and in one go (this will be cheaper for you) , and the shire reviews the overall effect of your additions and gets a better understanding of what you are trying to do. You are not obliged to build it all in one go. You do not have to explain to the shire the staging of your works. Hope this helps, Pat.
