They guy is an architect and claims will help you save money due to his knowledge and relationship with builders. Has anyone here had any experience like that? Personally, I have got a lot with some pre-designs i am happy with, which is from large building companies. Will it be better if I get an architect for some savings since he is good with the building industry? It's fantastic that you identified the architect from the Facebook community as a possible resource. Seek advice from other members of the community who may have had comparable experiences to decide whether employing an architect is the best course of action in order to save money. Talk about your ideas and solicit comments or suggestions on using architects to cut costs in the construction sector. The architect charges a fixed price regardless of design, and uses the design to help you find a builder from her business partners. The builder will then pay her commission. Note that those builders are big name volume builders The architect told me that she will be able to get "trade rates" from her building partners I guess the main questions is, is this actually cheaper than a standard project build? The answer is no. The builder is going to make their margin regardless of who the client is and the architect is going to charge an additional fee on top of that. "Business partner" can be code for the company that will give me the biggest kickback. If it's just volume builders pricing then there is obviously nothing complex or special about the design. It would be cheaper to get a designer to draw you plans that you own including engineering, draw up a detailed specifications list and then take it to builders to quote on if that's the route you would prefer to take. The company are just building broker's. There are plenty of similar companies that basically draw your plans (they own them so you can't use them elsewhere) and then shop it around. Everyone is going to make money so it's not going to save you a cent. They try and tell you that they get special deals but you will never know because they control the quoting or tendering process.
