I have emailed you for the sewer diagram and block size. I do not have S10.7 certificate, sorry.

Bayside Council LEP - minimum lot size is 350 sqm. Your land size would need to be a minimum of 700 sqm to build a duplex (and sub-divide). https://legislation.nsw.gov.au/view/htm ... 98#sec.4.1

Just to clarify, I'm not a builder

I've read my own council's LEP numerous times and worked with an architect to understand my own lot size and problems.
