I looked up SES and they had maps of 1% AEP, but no maps of where my block is. Is there an existing dwelling and they're not appriving a new one, s the block cleared brown field or never built on green field? Did you have a conveyancer/lawyer help with the land sale contract? Re: Flood zone block - 1 in 100year 5Nov 09, 2023 1:17 pm Hi we have had to engage in a flood engineer who has managed to model a house design where the flood waters won’t impact our neighbours. It costs about $12k and we have had to change the size and design from what we intended but it’s better than not being able to build at all. Then compare to teh overlay with Landata where your block should be noted. If i recall this level if review should be availabe on the web based tools Re: Flood zone block - 1 in 100year 7Nov 09, 2023 3:19 pm ponzutwo RexChan Susiechouse Hi we bought a block in a flood zone and have been rejected to build on it. I found it: knox Planning Scheme - Maps Looks like the "land subject to inundation overlay" is the term I was looking for (same area as 1% AEP; 1 in 100 year flood that was referred to in the SES Knox doc) Re: Flood zone block - 1 in 100year 9Dec 03, 2023 7:16 pm As someone else asked, did it have an existing house on it beforehand? We bought a house and in the time we've owned it, the council have had some analysis done and decided its slightly in a 1% flood zone. Next door is fully in it, from memory the letter we got said ours was 0.05% but when I enter our address it comes up as 1%, I think because part of the block is, from what I can tell by the maps (not an expert tho obviously). I'm a bit worried what this might do when we get around to doing a knock down rebuild. Re: Flood zone block - 1 in 100year 10Dec 03, 2023 8:02 pm Hi we ended up getting approval from Melbourne water but it I take 9 designs and an expensive flood engineer to work out what we could build. It would be wise to get approval for a new house before you knock down. As it has taken another 6 months. But Melbourne water only wanted something the original size of the existing house. We managed to fit a 45sq house on. Give Jonathan a call. Tell him you know me. It also means we are on the home straight… 103 366743 |
