About a decade ago I rebranded my inspection business as Building Expert so as to better represent what I do. Since then many new experts and inspectors have appeared from nowhere, some worthy and some not. You cant fake your expertise, either you know or you dont and more importantly you need to know what you dont know and not cross the boundaries.
Most inspection services offer building stage inspections but none(as far as I know) will offer the most important inspections, a pre contract review and a building contract reconciliation.
Pre contract is super important because once you sign off on a bad deal you are stuck, a contract reconciliation could cost you a lot of money if your variations, PS and PC items are not correctly assessed.
Why don't they offer it? Simple, Because they dont know.
A poster on this forum is in a knot because he believes he has a major structural problem (his inspector told him so) because the BV wall flashing is higher than the FFL and therefore non compliant.
For a start, BV wall in a dwelling is not a structural element (house frame is) so if it's not a structural element there can be no structural defect, major or not.
BV wall is a part of the building envelope, its fuction being weather tightness, insulation and appearance.
Then, if the flashing is higher, it wasnt measured, the slab has allowable tolerance of 20mm so by inference if the flashing is 20mm higher it could be argued it is within allowable tolerance.
No one mentioned that the owner wasn't served with building notice or that statutory warranty in Victoria is 10 years, so there is time to rectify if it truly it is a problem.
I have been a builder for a long time and I cannot see how a flashing going through brickwork and upturned in the cavity would be unsatisfactory regardless of where the slab is.
