When looking at approved CDC plans I can see a 16.5m2 garage allowance subtracted from the GFA calculation. I’ve been going through the Housing Code (3) section and don’t see any reference to an allowance to subtract. Does anyone know where that item hides or is documented so I can confirm? I’d like a double garage but maybe not at the risk of eating into the allowed GFA. However, in Part 3, 3B, 3C or 3D it means the sum of the floor area of each floor of a building measured from the internal face of external walls, or from the internal face of walls separating the building from any other building, measured at a height of 1.4m above the floor, and includes habitable rooms in a basement or an attic, but excludes the following— (a) any storage area, vehicular access area, loading area, garbage area or services located in a basement, (b) 1 car parking space per dwelling, including access to the parking space, if— (i) the dwelling is not a secondary dwelling, and (ii) the excluded area is not more than 18m2, (c) any terrace or balcony with outer walls less than 1.4m high, (d) voids above a floor at the level of a storey or storey above, (e) any common area intended to be used by occupants of the building to access dwellings on higher or lower storeys of the building such as a stairwell or lift shaft. You saw 16.5 being excluded, probably because the total area is 33 Yes . But I find the measurements debatable.
