E type soil - to build or keep looking?

Most of these profiles tend to extend for meters.

I can't see this being resolved with a simple cut and fill that's remotely affordable.

Bimguy here pretends to be an engineer but won't provide any proof. You're just getting sent on a goose chase that will cost you more money to tell you what you already know.

It would be worth asking the geotech to provide the depths of clay which would need to be removed to reduce the estimated shrink-swell movements to that of H1/M/S site classification. Use those depths/volumes to get quotes for importing and validating sand/stabilised sand under the house location.

Probably be costly but it may work out cheaper when the engineering/slab/footing costs are reduced and the building works are a bit more suited to a project builder (if that is preferred).

Yes but if the region has a seasonal influence depth of a couple of meters replacement of a meter can significantly reduce estimated shrink swell movements.

As to whether it would make financial sense-no idea, don't know location, size of dwelling, geology or relative cost of project builders versus custom builders for this build.

Fortunately getting the info from the geotech takes one email, a change on a spreadsheet and an email request to a earthworks contractor for a price.

As a side note from all these options, I went through a similar tussle. After all my private investigation, I presented the information to a few builders. The response is that if I pay the initial deposit they will get their engineer to to a soil test and design what they want to build on. At the end of the day the builder will dictate what they want to do, as they warrant the build. They all have their own preferences, contacts and contacts they trust. Unless you manage you are a spectator.

Perth coastal is sand Class A, Class M clay to a lesser extent around the river, creeks and east, check out the geo maps.
1 Tonne sand /m2 is 700mm deep... LOL, not that you would know how important it is to have solid deep footing, the codes which is written by the wise men in the east have no bearing here.. get it

The codes have a single paragraph, saying WA is different
No mention of cost difference... which the battler will never realise unless you have the alternate certified Engineering and Data.
hence maintaining the status Quo = high profits and business as usual. That's until someone disrupts
