Browse Forums General Discussion 1 Jan 30, 2023 7:39 pm Hi builders & plumbers. Would really appreciate your input with this. I have just received a variation quote from our builder re - plumbing: "due to difference in height of the external footpath & internal shower grate being less than 150mm, we are required to install a reflux valve in the sewer line to prevent surcharging of the main council line back into the property". I am being asked to pay an extra 4K for this - for excavation hire, supply & install of the reflux valve, pipework, testing & completion of form4. I would like to advise on a couple of things: 1. Shouldn't this issue have been identified during the plumbing planning process before we begin building? I asked this question and was told that they only found out when they dug the main council line. I am happy to pay IF this is something that could have not been predicted. Our block is on a slight slope and I feel that we could have level out the block a bit more to avoid this issue. But if this was identifiable at the start and if it was a 'negligence' on their behalf then I don't feel I should be responsible for the whole cost. 2. Is this quote seems a bit excessive or is this average? Thank you in advance for your input! Re: Plumbing advice please with lift and build reno 2Jan 31, 2023 5:23 am I’m not a plumber or builder but it sounds weird. You need an ORG or overflow relief gully 150mm lower than lowest fixture to allow your sewage to overflow outside of the house if there is a blockage. This should be planned pre build, every house has one. A reflux valve at your boundary connection point would stop neighbours sewage overflowing into your property if the blockage is further down the line. So the reason given doesn’t match the solution? Hard to know who’s fault it is.
