Have had little niggles and problems with house but one glaring big one is that; The insulators have installed lower grade insulation that what was specified. I originally picked up the fault some time ago before it was installed that the roof insulation was r2.5 not r4. Lo and behold the builder actually decided to try ........ stick it in. Now national builders ********** basically avoided the issue, after i got hold of him as no-one at nb seems to work after midday and don't return phone calls. His attitude was one of that i am ****** and should sort it out myself with the builder. The builder first gave me a bit of a runaround then gave me the number of the insulator as it was his mistake. The insulator screens his calls and won't talk to me. So all this has left me wondering who is running this ****. The house has its five star rating based on the r4 roof insulation. (which is listed as a standard feature on NB houses) The certificate provided says it has r2.5 but this is only signed by the supplier not the installer and won't stand up in court. The stupid thing is for national builders if i pursue this through the courts im going to have to list every single little detail wrong with the house and sue them for that amount as well. Including the fact they have also stuck the wrong insulation in the walls and thats not easily repaired compared to relaying the roof. Im wondering if anyone else on here has a NB house if this has happened to you. It's not going to be easy to fix, hence why they are avoiding the situation...
Depends on your contract, and how tight it is, but final payment can generally be held if the house is not to spec... They must bring it up to spec, walls included... How they do it is their problem. You're just lucky you've found it.. How many other people wouldn't have? Take plenty of photos, and document everything! Electrical Engineer... Don't hold that against me... And keen owner builder... Re: National builders? 4Oct 30, 2008 1:34 am The roof should be easy enough id even be happy for them to lay r1.5 across the top to bring it up to spec. Another problem just popped up, cracks have appeared in about a quarter of the joins. Looks like the frame or slab was way out of spec. Im going to try to diagonally cross brace inside the roof to stop some movement but its getting ridiculous, i will post photos soon. We paid extra to have our home theatre done with sound stuff which went in - I checked. I need to get a ladder and a ruler and climb up a man hole I guess! I haven't had to contact NBG yet so haven't had the cold shoulder. So far so good with the builder they assigned me. Question - if after hand over I discover only r2 in the roof - can I force someone to come back and fix? Fi has moved in!! Im sure all states have something equivilent to NSWs Fair trading. To have a contractor summonsed to the FT tribunal costs $36 and their decision is binding. It might be a good idea to contact the building surveyor (if you are in Vic the details will be on your permit) and advise them about the issue with the frame. They would have passed the frame in order for the builder to proceed and if there are any further issues that you are worried about they are able to go out and check. They don't just work for the builder, they are also there to protect you. I wouldn't advise doing any work to the frame yourself (just assuming when you mentioned the bracing that is what you mean) because that could just cause you even further issues. In regards to the insulation, if the contract and 5 star energy rating require it then they have to do it. I would also raise this with the surveyor, they can advise the builder to change it, which they would have to do before final handover. You have also paid for the higher rating batts so are entitled to what you are paying for. It would be in your benefit to send these issues to the builder in writing and request a response in writing. Don't let them pass it off to you to have to fix, it's their problem, that is what they are being paid for, to build a house. Look at your bill from the electricity company. It should detail the charges. You will need to do some estimating and some calculations.
