OT, I suspect there will be plenty of cheap land on sale prior to the revision of the various codes, after that development costs and insurances are expected to rise considerably. Not sure where you are located but maybe check your local council. Cheers Re: Building in bushfire area 5Sep 02, 2022 10:02 pm In NSW you can prepare your own report using the simple method in AS3959 but if it is over BAL 29 and you want it reduced (if at all possible) you will need to pay a BPAD level 3 certified specialist. I've heard numerous reports of people getting high BAL ratings reduced by paying the right guy (still haven't figured out who that guy is though). We weren't able to get below BAL FZ. I actually know that guy, but honestly since those last fires it is getting so much harder for the experts to give any leniency. On our last couple of builds here in Sydney we are finding that the NSW Rural Fire service are ignoring our expert reports and implementing their own worst case. We have had 2 homes that were rated as BAL 40 ( and one of them the neighour had finished building 6 months prior and also had a BAL 40) we were upgraded to BAL FZ. So I am starting to think that the bushfire experts are only being used as a guide now.
