I have been reading a lot of topics but it will great if I can advise on the house we are planning to build. Attached is the site map and plans for GF and FF, We need specific advise on placement of voids and any other feedback you can provide. Re: House plan on irregular block of land 3Apr 29, 2022 11:59 am Overall looks great. A nice floor plan. Voids look fine to me where they are. The void above Dining has a window to look out, but below is solid wall? Maybe you can extend the width of that sliding door? So you can get unobstructed view from upstairs. Two things keep in mind with voids are the noise and heat/cooling transfer between two levels. For ground floor front of the house, I thought you could do some re-arranging if you like? I would move the guest bed to where the gym and study are. So that bedroom quarter is tucked away from main living areas. Then gym and study move along to the middle. I'm aware that you'll lose that big window to the study room. But that's front of the house, you wouldn't want anyone from the street to look straight into your living areas. Study room window facing street would be fine. Living would be at where the guest bed area is. You have a pool, you have decking on that side. It would be nice to look at from the Living too. Just a rough sketch. Hope your architect can make it work. It is MASSIVE though This is a $1m build + land (I’m a quantity Surveyor and do estimates every day). You’ll be paying about $22,000 for a room to store gym equipment. And another $35,000 to watch movies in a ‘fancy’ lounge room. I see this with dream homes all the time. People install Pizza Ovens at great cost. $8,000+ Then they spend $30 on firewood and 3hrs of their time to cook 1 pizza. #worldsmostexpensivepizzas But, you may be a gym junkie and watch heaps of movies every week. In which case, the $57,000 outlay for those two rooms is probably very reasonable.
