It needs to be waterproofed. Waterproofing has to be applied correctly to an appropriately preped area. What will you do if when you go to do the waterproofing there's other work that needs to be done? Will you even know? Get a professional in. If you dont have the money to do it, perhaps doing it yourself isnt even an option, because if you eff it up, you'll be arguably in a worse position.
