The problem is the developer said the land may not be titled until next year. What would leave us here if we bought an untitled land? are we able to build and wait for title registration later? Or everything has to be wait until the land got titled? Yes, we did email the developer about this matter but they haven't replied us yet, given its weekend already. Hi, can't build till land is titled in your name. You don't actually own it until it titles, settlement happens with bank etc and then land titles are transferred into your name. I brought land off the plan and was suppose to only be a year to title but took 2 years. Be prepared for delays. I don't think I can wait 2 years..... Why would they want to sell the untitled lands? is it why the price is cheaper? You will find most developers sell their land before it titles. They buy large parcels of land, subdivide them into the blocks of land we build, this can take a long time. They need to do all the infrastructure first, eg storm pipes, sewage, power, gas, put roads in etc. Then apply for the new titles. A lot of work goes into developing land. But say you buy land that is already in an existing estate it may be faster. My land was still farm land with a little sales office on it when I brought. Re: Untitled Land 5Mar 22, 2022 9:49 am One advantage of untitled land is you only need to pay the deposit when you sign the deal. This means you can keep saving as much as you can until the land actually titles as that is when you will need to arrange your mortgage. It also gives you time to rearrange your finances in a way that will make getting your mortgage easier. There are some risks though and you will need to do your due diligence and take some precautions. When the land titles, and you are trying to arrange your mortgage, the bank will do a valuation of your land. Depending on the market at that point, if land prices have gone up, getting the full mortgage you need will be easy assuming you are financially able to lend as much. However, if the land prices go down, and the bank values it as less than the agreed contract price, you will be required to pay the difference. So you need to make sure you have a buffer at your disposal for such a situation or you may end up loosing a lot of money. Yeah I don't know why I came to a forum.
