Browse Forums General Discussion 1 Mar 08, 2022 7:09 pm Hi all I purchased a property in 2021 (which was built in 2018). In Perth. Wondering your thoughts on whether the defects in the attached photos would be covered under 6 year builders defect warranty? I have already contacted the builder who said it is general maintenance only. Im thinking I will continue to lodge a complaint with building commission. Problems include - - cracking between cornice and roof (in most rooms) - cracking between door frame and wall - egg shell cracking behind front wall render Thanks for any advice! The 6 year warranty is structural defects and these items aren't structural defects. Re: WA builder complaint process 3Mar 08, 2022 11:53 pm Hi Doozer Thanks for the reply. Any suggestions on repair work for these problems? Would it be best to call a plasterer to get a repair quote? Or is this an easy DIY repair job? Particularly wanting to get the front rendered wall looking a bit tidier/repaired. Re: WA builder complaint process 4Mar 09, 2022 10:06 pm DIY if you are handy, not 100% about the external plaster, may be worth going to a specialist paint shop i.e. Dulux or Wattyl and show them the pictures, it would be pretty hard I would of thought to get a plasterer to look at it in the current boom environment. If the paint shop can help make sure you get the texture finish not the standard acrylic exterior paint as it looks like that was used originally. The texture will give you a far superior finish but just suss it with them first Re: WA builder complaint process 5Mar 10, 2022 12:10 am Thanks for the information and advice doozer, much appreciated. I'll take a trip to a paint shop and see what they think. I found a good blog/website detailing paints to use for external rendered walls which was also useful. Thanks again In my experience roof is essential element of the building envelope and hence a common property and should be covered by owners corporation however a detailed review of… 3 6370 I apologise for any confusion, but your understanding is correct. We approached our situation differently based on advice from… 11 54481 Thanks very much! And would the landscaper/contractor generally involve the engineer or is that something the client would do?
