Given you're completely green, you're going to need to speak with some professionals about feasibility of the project before you even start. I recommend searching out some builders/architects that offer feasibility studies as part of their service. Contour survey- $800-$1000 2. Geotech report - $800-$1500 depend on soil type 3. Preliminary sketch, engineering, 1st Stage Quantities with estimates $10-$15k 4. Get sample of projects and have the process carefully explained to you 5. Own your own Design, Data and Copyright 6. Get 3 Builders to sharpen their pencils and quote... if they aren't interested then they aren't for you 7.8.9... Is it a desirable area? what is the clearance rate like? will the materials cost outweigh any potential profits given current shortages and supply chain issues, blown out borrowing costs while waiting for supplies and cooling of the market predicted in the next 12 months as rate rises loom. This guy has zero idea of what to do, timeframes, costs, requirements etc. spending money before understanding if this is even a viable project is a sure way to risk losing money. I used to run Metricon's townhouse business in NSW and I am currently developing 34 townhouses in Schofields NSW ( so I have a little bit of experience in this space). I would be happy to chat to you offline to guide you through how to do your feasibility etc and what to take into account such as what experts you need to talk to so you can see if your project is viable or not.
