This is above the staircase. There are 2 main concern 1. The horizontal crack on the wall, looks like bad craftmanship on the joining process ? 2. The hairline horizontal crack on the beam, not sure what is this. Is this structural damage ? Can it be fixed. Can it be fixed. The house is relatively new (2 yrs) Could be anything, the photo is inconclusive BTW, It can be fixed, the problem is will it continue and get worse? Cracking plasterboard is generally a gyprock/maintenance issue unless the underlying problem is structural. After 2 years your maintenance warranty has now expired and if you are hoping to pin it on the structural 6 year warranty? Cracking in the timber beam will need to be inspected by a structural engineer, the plasterboard will need to be removed around that location and assessed at your expense. Talk to the builder first as it may effect your warranty. Then the question arises do you want to go back to the builder and pay them to have the job done again? OT, Sounds like you're not prepared with the relevant stage inspections, structural info & photos taken during the build. If you have framing, beam, column photos of that location then I suggest you put them up as well. If you had an inspection done you could have flagged the problem earlier on and prepared yourself better, even get a maintenance period extension. I finished my own home in Sept 2019 and have a similar issue. I totally over engineered my stair void so I can guarantee there are no structural issues. It's simply the initial settlement and movement in a new house. Personally I am waiting until the cracking stops then I will get a painter to patch and repaint.
