Browse Forums General Discussion 1 Nov 29, 2021 6:02 pm Hi guys, first time poster long time reader In the process of building atm, and we have just recently finished the guttering on the garage roof. We've had numerous days of rain in Sydney over the last couple weeks, however it's been relatively dry today. The question I have is with regards to the garage side wall. It was obviously wet during the down pour, however it's dried up now But for some reason I've got a large water stain on the brickwork (see pik). No fisable water leaks on the insed of the garage and under the sheeting. Scratching my head as to what it could be. The side capping does have a slight bend to the middle of it (see pik) Any ideas or help would be great Cheers Maz Like ⋅ Add a comment ⋅ Pin to Ideaboard ⋅ Like ⋅ Add a comment ⋅ Pin to Ideaboard ⋅ Re: Water leak/stain 2Nov 29, 2021 6:28 pm It looks like the pop from the gutter doesn't have a downpipe fitted yet so any water runs straight on to the flashing below and then as you have noticed were the wet mark is is the low point of the flashing, so the water runs down the wall at that point. You probably have some water in that upper gutter that has slowly trickled out, possibly even some condensation from overnight. Once the downpipe is connected it will be fine. But that is a really strange detail. Trying to figure out why they have designed the gutter/flashing detail that way. It's as though the bricks have finished a couple of courses low and they have had to cover the gap with the colorbond capping. Hard to tell Simeon G'day Simeon With regards to the guttering, I'm on zero boundary so there was no choice with a trading overhanging gutter system, unless the framing was modified prior to gutter fittment and unfortunately we didn't quite get to achieve that until it was too late lol Re: Water leak/stain 5Nov 29, 2021 6:44 pm chippy It looks like the pop from the gutter doesn't have a downpipe fitted yet so any water runs straight on to the flashing below and then as you have noticed were the wet mark is is the low point of the flashing, so the water runs down the wall at that point. Cheers chippy You would be correct in saying that the piping as not been completed and in addition a splitter hasnt been completed for the top roof piping as yet as well. Hoping once this is done it fixes the issue Cheers Re: Water leak/stain 6Nov 29, 2021 6:44 pm Livo4Life SejaeD Livo4Life Hi guys, first time poster long time reader In the process of building atm, and we have just recently finished the guttering on the garage roof. Great to hear it was intentional! The leaking appears to mainly happen when we turn the sink basins on. It takes a while… 0 5082 DIY, Home Maintenance & Repair Are you doing this with a building permit?
