We are looking to purchase this home in Brisbane and the building and pest inspector pointed out these separation gaps. We had a structural engineer come out and take a look and we got a brief report stating :
Our local experience indicates that soils of the area are known to have a moderate swell capacity and this can cause footings and slabs to settle and lift subject to moisture variations. Footing and slab settlements can also occur if the soils become saturated.
It is apparent that some typical, but not serious ground movements have caused the damages identified.
There is no evidence of any recent or ongoing subsidence and there is no requirement to support or stabilize the building.
They haven’t been that approachable so If anyone has had similar issues with their homes could you shed light on how you tackled the gaps, and if this is more serious than what they have reported? I’m just worried about buying a lemon.. the house is 15 years old
