I'm back with some more questions from my brother - I told him he should just create his own account, rather than get me to do all his work for him

Anyway, his partner and him have decided they want to buy land in Brimbank Garden Derrimut.
They went for a drive last week and saw a few blocks for sale and they had a few questions.
1) Is it better to buy land through the sale offices in the estate or is it ok to buy land that is advertised with a FOR SALE sign and mobile number? Is one way better/safer than the other?
2) Do they need to go to a bank first to organise finance or like when you sign up to build a home and they often have a finance person on site, do the land sale offices in the estate help you with finance when you buy land from them?
3) Do you still get the first home buyers grand ($14000) for land only, or do you have to buy a home? They don't plan on building for another year or so , therefore we don't think they will qualify for the additional building grant because they won't meet the timeframe.
4) In regards to finance can anyone recommend a good bank for them to take out a home loan with. They are looking at land around $150,000. They will have a deposit of about $30,000 I think.

The land offices don't open until Monday in Brimbank Gardens so we are trying to get information for them before then.
