My plan is around 300m2 (including everything: living, garage, port, balcony), traditional facade, with a medium level of finish (tiles to lower floor, hybrid vinyl to upper floor, double glaze, reverse air cycle, driveway,…, nothing is really fancy here I guess). I don’t include the landscaping and fencing yet. My land is quite flat but it is H1 soil . I heard that Canberra’s building cost is ridiculously higher than other states but I have no idea how it looks like now during the pandemic. Any idea on the cost of building such a home in Canberra now? For example $/m2, or the more details the better. Thanks all. May I ask a few more questions? + Is it one or two story house and does it have a balcony? As I'd love watching the sun from a balcony, but a few builders told me that balcony would be expensive. It is 1.5 to 2 times the cost/m2 compared to the living area? Not sure if it is true that much 1.5-2 times. + How many bathrooms/toilets for that cost? and the celing height of each floor? + Does it include double glazing and reverse air cycle? Thanks mate! I didn't inform the builder glazing or ceiling heights. We only just received concept design so I was only after ballpark at this stage but those are good points thanks for that. Might let them know. We are wanting 2700 ceilings. We have a constrained budget, learning fairly fast early on that we're not going to get everything we are after. As we both work from home (and in no way can share an office with various zoom meetings etc) having a study each plus 4 bedrooms seems like it's not going to be affordable based on rough quotes we are receiving. Beginning to wonder whether to just stay put and have an extra block of vacant land we can use as a garden with nice views lol I don't want to end up with designs we can't afford to build. I've asked 2 custom builders, and they both gave me ~2,600/m2. The garage, balcony, porch, alfresco were all included in this calculation. It means 320m2 total (260 living, 40 garage, 10 alfresco, 6 balcony, 4 porch) costs ~830k!!! It does not include landscape and boundary fence, but does include driveway. May I know what is your $$/m2 after asking your builder to include double glazed windows and 2.7m ceiling height? Can you tell me a bit about your inclusion? Mine is: 2.7m ground floor with brick veneer, 2.55m upper floor with rendered foam; hybrid vinyl and tiles throughout the house, 5 beds, 4 baths plus 1 extra powder room, mid-range finish (4cm stone top in kitchen and island, 2cm stone top in wet areas). The house is in a very basic rectangular shape with a traditional facade, nothing fancy.
