Browse Forums General Discussion 1 Sep 06, 2021 12:24 am Hi, Wondering if anyone can offer an opinion/guidance. Our commercial warehouse built the in the late 60s's neighbour (vacant land) is building a mixed used complex abutting our property. As a result, we are required to move our fire hose/hydrant metal pipes which is in his space which is perhaps in a strict legal sense, encroaching into his space. Below is roughly what I'm dealing with....so looking for the best option with the least disruption. Note that I have an existing independent 20mm general use water pipe from the horizontal street (done about 5 years prior...this also used to be shared with the bloke on the left). Not sure if these can be done at all, which would be the best/most cost effective method combination? Option 1: Run new 80mm pipe from Street (Vertical the page). This requires about 7m of digging/trenching. and is also on a common area (fire exit) path. After this it needs to run up the side of my building wall to the Door exit where it ends. Option 2: Run it via the Green line - tap a new 80mm+ pipe from street. Requires only a miniscule amount of digging/trenching. Once inside my building then I can run it along my side walls? Option 3: Use/upgrade existing 20mm general water use pipe to 80mm+ and make it dual use. Still requires to dig onto council footpath to upgrade but not as expensive as the length is shorter. Not sure if this is any more cost effective than option 2 though? Are there actually any benefits to this?? Option 4: Lift parts of the current pipe to roof, use existing tapping point. Told this was by far the most cost effective way but least flexible as I'm still relying on the neighbour if water supply issues occur or needs maintenance. Honestly, I'd rather be independent. Why would you want to move the pipe that is there for 50 years in dead space between buildings? Why would you want to move the pipe that is there for 50 years in dead space between buildings? The current tapping is on my neighbour but an easement exists, yes. Given he would be building with a very minimal gap though (15cm) wouldn't this be a problem for access and maintenance issues if required? Re: Commercial Property - Repiping Fire Hose/Hydrant 4Sep 06, 2021 8:01 am You could replace copper with high pressure PVC line that will not corrode, therefore no maintenance needed.
