I'm building in Menangle Park and the developer has changed the guidelines for Roof Coverings from listing a range of 8 or 9 approved Colorbond colours up to Monument....to requiring all roofs to have "a solar absorption rating of 0.5 or less" I queried the contract terms with my conveyancer who also passed my question onto the developers lawyers. And it seems that the only outcome of non-compliance is that I'll lose my compliance bond ($3k). I specifically asked if they would allow Monument Colorbond roof per the design guidelines I signed for and they said no. Same response RE bond. So I figure I'll just go with black terracotta tiles. Anyone else dealt with something like this? All of the H&L packages advertised in their display center have dark roofs + all of the design renders contain at least 1 tiled roof which is darker than 0.5 solar absorption. I've already got a build contract going while the land is pre-title (because it was meant to title in July and the land developers were pushing about HomeBuilder grants). Artist impressions and renderings showing different colours in marketing materials are not indicative of the guidelines for an estate and are used in materials across states and estates where these issues may not be present. It's un reasonable to think that each builder will develop colour appropriate marketing material relative to each of the bazillion estates around the country.
