Re: How much to rebuild? 4Aug 12, 2021 2:51 pm It can vary by hundreds of thousands depending on the block restrictions, foundation requirements, and what you want (design complexity/level of finish). I think building here in Brisbane is cheaper, but we're looking at a minimum of around $450k for a two storey off-the-plan plus $20k for the demo. Add on landscaping, fencing or driveways (I'm estimating about $30-40k for ours). If off-the-plan doesn't fit then you can add another $100k immediately. You can go on the website of some of the bulk builders and they may display base prices (I think Coral used to). I've been told the rule of thumb is to add $100k to the list price, and then 20% to the total and you'll get your turnkey estimate. Seems to hold pretty true from the people I've spoken to. If you can put it off for 6-12 months then I'd recommend it, based on my experience. We're stuck where we basically have to build - the rental market is crazy for houses so we're living in a hovel which is driving my wife insane and there's delays and shortages (meaning price spikes) everywhere. I can only assume Sydney is the same. I'd suggest DYOR - call a few builders and ask, then add at least 20% fat to their guestimate.
