Browse Forums General Discussion 1 Jul 27, 2021 5:54 pm Hi Folks, I have a decent size plot in a nice melbourne eastern suburb, which I bought few years ago. It was on 50 kms road side at a bend, we noted this when we bought but we didnt find any issues with coming and going out of the house. So we were happy for few years thinking to knock down and rebuild, some of them told they have no issues then. Now, when we start to look at the builders, most of the volume builders and couple of small builders said no due to no curb side parking available to the property and there is island in the middle of the road. So, we are in very bad situation now. Looks like dream house is not possible now. I havent approached any custom builders yet, but would like to check with any body been in this situation before and if any custom builders would be helping us. Or if there are any other options for us Re: Road side KDR issues 2Jul 29, 2021 10:59 am We built on a four lane main road (two lanes each way) with no curb side parking and a traffic island / median strip in the middle of the road separating the lanes in each direction. We built with a custom builder. You shouldn't have any issues with a customer builder but it will be more expensive as they will require frequent traffic control to close part of the road for access with trucks, tradies, deliveries etc. The builder could end up spending $20-40k on traffic control for the build which will push the price up. We were fortunate to have a wide nature strip with enough space to park two cars/vans/utes, so the tradies have been able to use that. As you said, they think that they will be able to help with extra cost considered for traffic management. Though I dont know how much will be more than our budget and if we be able to afford, it is huge relief from the discussions with volume builders who pointed out issues made us think that it is an impossible task. For tradies parking , the road bends right after out property and a street starts from the next house. That property is #1 in the street. So, believe they may be able to park in the street. But the road wise, it bit more tighter that yours I believe, because it is 2 lane .. one each way with island in the middle. I dont have experience with custom builders, it looks like they like get a payment to start discussing more. Is that normal practice? So, I am trying to find as much information as I can about them. Out of all, I think Boutique Homes tried to help and we proceeded a bit with a consultation with their KDR expert. But finally, they are also a 'no go' because their consultation manager didnt approve. But your case may be different from me, so Boutique Homes will be worth a try. Now, I am checking with semi custom builders who has set plans. what I think is they will be slightly expensive compared to volume builders. Hope this helps! Good luck.. Hi SRP, Thanks for getting back to me. I think semi-custom are the way to go as I've noticed Volume builders although a bit cheap on the build aspect are exorbitantly high on the other costs, mainly traffic management in this case (quote a causal $100k). I've been calling around a bit and back to the semi-custom one's GJ Gardner is one who maybe can help. Do you know of any other similar one's you are trying with? Sperway homes (expensive than GJ I believe), Como Homes (Cheaper) were others who has agreed to, but haven't talked to them further. Carter Grange is another one, believe they are really expensive. You are right on the cost, I also felt the same, upgrade costs of Volume builder is very high and no flexibility at all. I believe all of them will do at roughly $15,500 to $16,000 per squares for good upgraded house. But will know when proceed further.
