I am currently living with my parents in a 650 square meter property based in Melbourne... i am looking at the option of sub dividing 220 square meters of the land (which is currently the backyard) and buying it from my parents and building on it under my own name... this will be enough for a small single story 2 bedroom flat. I was just wondering whether anyone has any idea about the cost involved in sub dividing and change of title along with other fees to consider in this kind of scenerio... i am not sure whether it worth the investment so any help would be great.. It may not be possible due to size or particular zoning.
Go to http://www.dse.vic.gov.au/planningschemes/ and play around with your area to get some info. PM me if you have trouble finding your way. Surveyors fee would be around $5000 for plan and Council dealings. Then solicitors fees later for the lodging/conyeyancing. There will be issues (and costs) with individual servicing of each lot, as per todays earlier post by supa pig https://forum.homeone.com.au/viewtopic.php?t=10286 This could well be the biggest and costliest hurdle. Its a lot harder these days to complete 2 lot subdivisions, and you don't see as many as you did say 10 years ago. It sounds so easy to sell off the yard, but trust me its a long process (1 year +) Its worth considering the later value of the two blocks, as the block as a whole might be more valuable, unless it is a very savy design. For that size land 220sqm, typically you would have a townhouse scenario, ie wall to boundary. To have clear land around the future rear flat, will leave a miniscule build area when adhering to set back regulations. When I studied Town Planning, an assignment on a Pacific Island revealed the major issue they face, where parents would over time pass on parts of their land to the next generation. Over time the individual plots became worthless due to unusable size. Both subdivisions have to meet local government's conditions for set-outs, storage, oversight, car parking and turning and who knows what else. If they don't, they must be modified. The up front costs're considerable and usually vary depending on the type of strata.
In my case: - surveying, including documentation, planning/processing fees, etc approx 10,000 - sewage and water approx 7,000 - electricity approx 1500 - gas approx 500 These (except survey) are just the various utilities and services fees. In addition it may be necessary to pay for the actual works, if for example a service connection (sewer or power) has to be moved to fulfill the requirements for an easement. You have to design the new home and ensure existing home complies with rescode 55 and councils medium density policy Once planning approved then subdivision can be applied for. Subdivision can be done either during construction or prior on seperate tiltle but you will need to build all the services (sewer, stormwater, electricity etc etc) before seperate titles are issued.
Subdivision is easy and straight forward, its the planning permit process thats time consuming and can be expensive in the wrong hands. Any decent building designer or Architect like myself will be able to give you the correct procedure. Re: estimate costs of sub dividing and change of title 5Nov 21, 2008 1:34 pm thanks for the feedback guys, it was extremely helpful. the idea is to use my first home owners grant on this and eventually rent it out after the 6 month period, so even if there are larger costs it wont be much of a problem for me as the overall cost will be fairly low considering i will be doing a large degree of the building. The plans have been established and is very close to council approval, i am currently waiting on the approval from neighbors. I have been told that the water and sewage pipes are in a good location to amend so hopefully this keeps the cost down.
