It will be a fixed window to the adjacent courtyard. He is unsure about the additional cost or the structural requirement, however suggested it may not be complicated as it is a single storey home. Would someone please advise me, whether will it be a hard job and requires complicated steel beam frames? And any cracks will occur in the future? Approximate additional cost involved? Any advice will be appreciated. Thanks. They are great! the only issue is they can be hard to waterproof. Don't freak out if you get some water leaks at the beginning. It might take 2 or 3 goes to get the silicone right. But once you have stopped the water coming in they look fantastic. I am not a structural engineer, so please don't take this advice as such, but just my experience. I think in a single story house and light weight cladding you will be able to get away with LVL's. We just did one span similar in Sydney with LVL's, i think we used 2 x 350x45mm and laminated them together and they costs us around $400 ( have to double check those figures), plus a bit of carpentry was just over $1000. If you are going with brick veneer and you need to support the bricks you will need a couple of steel beams and columns an I would budget $3-5k Anyway, point being, I would totally listen to your architect and go for it! One of my friends put something similar in his double-storey home and cracks appeared after few years…that was my big concern. Thanks again. Amms So far we havent experienced any cracks, if the structure above is supported properly and you have a good engineer and builder you will be fine. It all comes down to your budget and the look you are trying to achieve, Personally I would do it in that location as it would look great.
