Hi everyone,
Just joined after searching for a forum for some time.
We are considering extending our double garage by 2m.
Has anyone got a rough guide for what this might cost before I get quotes?
I am based on the Sunshine Coast.

No hassles. I've seen it go up to 12k for some i know recently. Depends on the builder. Good luck getting it done for under 10k going DIY. The above so called "advice" doesn't take into consideration any demolition, disposal of a fairly significant amount of building materials (didnt even mention the possibility of cleaning and reusing the brick you knock out to save more money), Whether the site would require piering under the new slab section, council requirements, neighbor disputes when you get started or the possibility of the trades and their mates $crewing you for more money after the walls come down (unless you know them personally). Though one of the bigger factors that the above "engineer" didn't consider is that the roof truss design will have been engineered to be supported by the wall you'd be knocking down and rebuilding 2m further away. That would have to be assessed and accounted for. There is a potential for huge blowouts in cost for redesigning and reinstalling roof trusses to achieve the outcome post hand over. So unless YOU are an engineer by trade and can take care of this upfront , its not the cheapest option available to you. My advice is get the builder to do it if its reasonably priced. What's "reasonable" is subjective. i wouldn't pay more than 12-15k. But if were talking a multi million dollar house, even paying 20k for the garage extension may add significant resale value down the line. In theory you also have recourse for any failures of the work done by the builder. Dark matter scientist, can breathe underwater, mind reader and can freeze matter just by willing it. Trust me, its in my sig. Re: Garage extension 4Apr 10, 2024 7:18 am Slaydbyme Hi everyone, Just joined after searching for a forum for some time. We are considering extending our double garage by 2m. Hi, Building Designer from the Sunshine Coast here, we offer free site reports to work out your potential options. Depending on where you are located you will need to consider minimum setbacks, building heights (if building to boundary), and impacts to existing roof and structure. If building close to the boundary on an older property, it’s highly recommended to get an Identification Survey done to reinstate boundaries (this ensures you done build on your neighbours land). At the very least you’ll need to engage a Building Designer, Structural Engineer and Private Certifier to obtain the necessary approvals. When it comes to selecting a builder they will need to be appropriately licensed and provide you with a building contract (required by the QBCC as the value of work will be over $3,300). Any idea at what I'd be looking at for an extension of our living room (adding 4mx5m). 0 9959 Seems good to me. I've been told $4-5k/sqm is reasonable in Perth. 2 14068 |
