We signed a contract in Dec with a small builder,Empire Homes, who actualy uses ,,Master Builders contract,,
it is a fix price contract, builder was bit busy before, slowed all the process, finalise or changed the plans as per our request very slowly.
Finally now he is ready to start the pad.
He asked to pay him $25K more, saying prices have gone up.
I couldnt see any clause in contract for that.
Can Someone suggest what should i do.
Actually i m worried if we need to go with any other builder, whether we will loose our Homebuilder Grant $25k or may they listen us and consider the reasons behind.
on top of that, looks builder has no experience in building at Acerage, there was 1m fill at front half of the building pad, he asked to arrange used Road base material, i get few trucks droped there, Builder didnt bother about compaction and just level that, Saying as we r using Piers, so weight will be taken on them..
now i showed my concerns, he said ya enginer wants us to get a level 1 compaction certificate.
Dont know who will give that,if he just got a piece of paper and actually its not compacted properly, as i m worried, if it gives trouble after built completed, they r only giving QBCC 6 years warranty.
Can someone suggest plz..
