The house is 5 years old, so just past the builder's warranty for fixing tiles. The join between the floor and wall tiles is silicone, and the subfloor is concrete. This wall of the house is adjacent to another townhouse's walls, so this area wouldn't see any changes in moisture from rain. The tile wouldn't have cracked from dropping anything... and the tiles don't sound drummy either. In terms of best way to approach this - would it be a good idea to get a plumber in to see if there is a leak in the drainage system contributing to the foundation shifting and therefore causing the cracked tile? Or should we just fill in the crack? We are in the process of getting another house built (waiting to do selections), and we are thinking of selling this townhouse when the new house is built. Plumbers 'can be' plumbers, made all the worse by self certification which the building surveyor invariably accepts as proof of compliance!
