We have worked with a designer, but the experience was a nightmare (they designed a house that doesn’t fit with council regulations, so it’s a legal issue now - a whole different story). We just want to go with a project home builder now to (hopefully) make the process easier and the build More affordable. The problem we have is our block just doesn’t seem to fit with any of the existing designs.we have a 15m angular frontage but the block is not deep. My questions: - Any recommendations on a project home that could work for us? - We are open to a custom design, but will this mean the build cost will be way more than a project home? Putting my old project home hat on for a second, given the unusual shape of your lot I think you are going to struggle to find a builder with an off the shelf design that would work. I could be completely wrong though. Having said that here are my suggestions: 1. Rawson used to be the narrow lot specialists and I know some people on here have mentioned the "Rawson Tailored" experience. Not sure how exactly that works but it might be worth calling them and asking. 2. When I was living in North Ryde in 2018 I watched a Hall & Hart home go up on a very small triangle shaped lot, they could be worth a call. 3. King Homes are getting some good reviews on here as well and they have some narrow designs but I just looked at the length of them and they might struggle to fit. Perhaps they could alter one for you. 4. I genuinely think custom is the only option for you. As a guide, we are doing a couple of similar small custom homes on lot sizes close to yours for between $620-660,000 for a pretty decent specification. No idea if you can afford this much. I would be more than happy once you exhaust all of your project home options to put you in touch with one of the designers we use who does a lot of these in the inner city areas on super tight lots who can do you some fantastic concept sketches for $1500 which you can take to several builders for pricing. I hope this has helped a little. I built mine on a pizza shaped lot so I understand the challenges you face I am interested to see what the brains trust in this forum come up with in terms of narrow lot builders.
