I have a two level house that was built in 2019. As there was a severe drought back 2019 and 2020 we did not experience any water build up in our backyard, but with the rain that we have been having in Sydney we have experienced water accumulation in our backyard. It didn’t concern me so much as the water does get dried up eventually. However, with the heavy rain season, the water accumulated along the back wall never gets dried up and the water just stays in the same spots. I asked a plumber to provide a drainage solution because the builder’s site manager didn’t say anything when I notified him of the issue. Plumber came to my house and digged a trench and I was surprised to see a river (photos provided). This got me to think I have underestimated the issue and maybe the builder should have known the water has no where to go and done something about it when doing the landscaping. I have now got this fixed by the plumber but it was expensive to get it done. Some information about the backyard: 1. I have signed a home and land package. The landscaping is included in the building contract, however it does not mention anything about a rainwater pit to be done. 2. The storm water drainage points. I could not see any pits anywhere. I can only advise, based on the info the plumber found out after running the camera from the rain water tank pipe. The outlet of stormwater goes out to the street from the south side of the house. 3. I have asked the site manager for a storm water drainage plan. He says because it’s straight forward, they don’t provide it. I have attached a page of the plan showing the slop of the land. And the sewage drainage plan. 4. The soil is full of clay. My question is, who during the construction of the house should have been aware that the water was going to accumulate in the backyard as it didn’t have anywhere to go due to a lack of a rainwater pit? And also, would I be able to somehow get part if not all my money back because I believe this should have been done during construction? This would obviously affect the foundations of the house over a period of time if is not fixed.
