Browse Forums General Discussion 1 May 09, 2021 6:37 pm Hi all My family and I are currently living in our home which was completed five and a half years ago and it was our first build. We have a very busy family life and due to this and the fact that this was our first time building a home, we didn't know that we were entitled to have certain things in our home fixed. It's only a couple days ago when I realised what our rights were, do the last couple days I've been trying to think of what we should do. Before we paid the last installment to the builder we had the build inspected and I was thinking that with a little less than 6 months left of the warranty it might be a good idea to have the guy come back and do another inspection; is this a good idea, or a waste of money? I have no family to ask about this; we are the first to build a new home, and it's the same when it comes to friends, so I have no idea what we should do. We have sunk around 800k onto our home and I know that I should have took more notice of things, I feel pretty stupid actually; so I would really appreciate it if I could get some advice on what I should do. Thanks in advance! Re: End of statutory warranty approaching - NSW 2May 09, 2021 7:59 pm The builders warranty towards the end of the period doesn't include much apart from major structural issues that would be fairly obvious. Re: End of statutory warranty approaching - NSW 3May 09, 2021 8:41 pm Thanks for your reply. The link talks about the warranty being 10 years but it's actually 6 as far as I know. I understand that it's only serious stuff that's covered, which is why I'm asking if I should have the place reinspected, as serious stuff may not be very obvious to me. The day we did hand over I noticed brickwork sagging over some sliding doors. The problem ended up being that the builder didn't use the correct steel beam. It's been rectified but I've always worried if there were other mistakes. We had a veranda added to the front of the house coming off the master bedroom upstairs and I recently noticed that the sliding door doesn't slide as well as it used to, which is what led to me onto this path. Anyways, in the end I'm just wondering if most people who build a new home have it thoroughly inspected prior to the end of the warranty. Keen to hear other people's thoughts!
