Browse Forums General Discussion 1 Apr 02, 2021 12:22 pm Hi, I am looking at doing a detached duplex development, but was trying to seek some information about the minimum distance requirements between the two dwellings under the SEPP. What I would like to build is a duplex like this one (https://hotondo.com.au/new-home-designs/aon-garage-265/) but with the garage separated rather than connected. The SEPP states that the two buildings comprising the dual occupancy (detached) must be located at least 3m apart - 3B.13(3) of the SEPP. However, 3B.49 of the SEPP enables a detached development that relates to a dual occupancy can be built to the 1 or both site boundaries if the building wall is masonary and does not have a window or door for a maximum of 10m in length. Generally, obtaining the minimum block width and block size by square metre should be good enough, as that'd factor the max setbacks. Garage) itself)which is described under 1.5 Interpretation. Those examples are DA pathways where zero lot is allowed in some council DCPs, both of the samples are methods to maximized lot based on the needs of the driveway locations.
