We visited the Clarendon Homes Display Centre on December 6 2020 but we could not find a Stamford home display but a sale consultant told us that the Stamford is a new design which is a mix of Boston and Madison so we inspected these two designs displayed at the centre and we imagined how the Stamford will likely look like. He (the sale consultant) also told us that Clarendon Homes is building a Stamford 38 home display at the new Hamlyn Terrace Display Home at 157 Warnervale Rd Hamlyn Terrace and it will probably complete after Easter 2021. We feel we like the Stamford as we like mix of Boston and Madison designs so we discussed with the same sale consultant about our KDR intention. He produced a proposed siting of this home on our block. We were eventually happy with a siting after a few changes over emails to make it to best fit to our land (which is trapezium shape) in a cul-de-sac. On December 20 2020 we came back to the centre and we paid $1450 for the initial payment to the Non-Refundable Tender Fee of $5000 for Clarendon to start building process (and so to lock in the $50,000 promotion before it expires on 23rd Dec). Clarendon Homes had Contour survey done before Christmas break and the Borehole test on February 4 2021. We had our Tender appointment on March 9 2021 and paid $3550 for the remainder Non-Refundable Tender Fee. We signed our Contract on March 25 2021 and paid 5%. We got copies of our HIA Contract documents and drawing details of our new house and the Certificate of Insurance for Residential Work. Clarendon is preparing Development Applications documents and then put forwards the application to our council - the Georges Rivers Council (Hurstville). We got our Landscape Designer is drafting our plan. Clarendon Homes will contact us for the next appointment for Colour Choice. Our timeline building journey has been 1. 6/12/2020 - we visited Clarendon Homes Home Display - the Parklea Super Centre and met a Sale consultant. 2. 20/12/2020 - we paid Clarendon Homes first portion $1450 of the Non-Refundable Tender Fee (of $5000). We chose Stamford 38 with Gallery facade and with the addition of the grand alfresco. 3. 23/12/2020 - Contour Survey on our block was done! 4. 4/02/2021 - Borehole Test was done! 5. 9/03/2021 - our first preliminary Tender appointment, our Clarendon Homes representative showed us 3 preliminary sketches, the Siting plan, Floor plan and Elevate plan of our selected home design Stamford on our block and the associated costs. We accepted these plans and paid $3550 for the remainder Non-Refundable Tender Fee. 6. 23/03/2021 - signed HIA Building Contract. Clarendon Homes is working on DA documents then put the application to Georges River council. They normally order a Land Contour Survey (to know our land size, slope, height and low points... in our block) and a Borehole report (to do soil test - to know the nature of our land soil so that they know the type of concrete for slab, depths of piers...) and they own all the reports. In contrast to private builders, we ourselves have to pay full price for all the reports and we will legally own them. Great Vietnamese name by the way my question was a bit more specific than your post mentioned. I was curious as to what the do once you have paid them the balance of the $5,000 non refundable fee. Is that the stage that they now customise your preferred plan to your site and I assume at the end of that they present you with a tender? if you accept the tender then you sign a contract and then pay a 5% deposit? the reason I am asking was that I had a potential client recently that was asking and they were under the impression that the $1450 fee would get them their final tender. We charge $2500 plus GST to get to the tender and they were saying that we were too expensive. Basically, for our $1,450 we've already got lots of details (except additional site costs and other council requirements, which were presented at tender appointment, and this was not very different to the amount estimated by the salesperson) and paying the next $3,550 was more to move to the next stage. As you see it is open especially the stair void (we love it). We only changed ground floor to 2.75m but after visiting the display home we wished we have the first floor as high as the display 2.6m (we can't change it because Clarendon already lodged our DA). We love the stair and we upgraded our stair exactly like the display (by the way we went there on the first weekend opening, we met people who are building Stamford and every one agreed the staircase is the show case for this design). Overall, we don't change the structure of this design at all. We added the grand alfresco. Good luck! However after seeing your post about it in reference to how similar it was to the Boston (which is what we decided on), I had to have another look. I raced down in my lunch break to go through the house and was amazed at how great it was. Good luck! hi Brad, recommend that you join the facebook group Building with Clarendon. you will get a lot more info there. i have looked at both Boston and Stamford, imo, it is really depends on your preference in how much open space you want a Stamford -pros family /dining areas connected to large opened stairwell and second living area ( or home threatre). since they are all connected and sharing space between each areas, this gives you the strong feel of spaciousness. when you look from family/ dining area to the stairwell/ void, 6-7metres ceiling height made us feel the house is more spacious than it is. apart from just looking at the 2 dimensions floor plan, we also looked at the "volume" of space which are related ceiling heights , level of openness ( share space between different living areas and how much light can go through the house from external windows) the cons would be privacy/ noise/ no zoning. since all living areas are connected, this also included living on first floor, if kids are playing upstairs , people from downstairs would be easily disturbed. but this could also a be benefit of parents wants to know where their kids are at all time. this is where Boston would be better if you need separate zones for kids and more privacy, Re: KDR - Clarendon Stamford 38 (NSW) 16Jul 03, 2021 6:58 pm Thanks Anthony.
