another nervous newbie type question here. Does this sound normal..? We have been quoted $30k ($5k for the builder and $25 for the designer / project manager for the initial deposit for start of building works and also as payment for a designer to supply full project management (council submissions, contractor liaisons and obtaining interior etc etc... This is to be payed when we sign the contract with the builder. Then there is another payment of approx. $14k before construction starts to cover off plan drawing, engineers costs and submissions to council... I would imagine that every project is different and we have had different quotes for different methods to cover off our requirements for our project...some with us managing all council liasons and some not. Any suggestions / help and shared experiences would be great... You should get in touch with you state's Fair Trading/Consumer office & get some info on building contracts. They will steer you in the right direction. It should be by percentage of the job, say 10% of what the overall coats of the project.
I think…..in all honesty, if you are prepared to do a bit of ground work yourself, you could save quite a bit of money here. Also, you should have got the builder to do all the council approvals, they don’t charge as much as a designer does. I think you are outlaying a hell of a lot of money, but hey, if it works out well, and you have not had to lift a hand for the whole build, then you are very lucky…. at a cost. This process is entirely up to you, and sounds like you have pretty much gone ahead with it, therefore locked in. I will say, having a designer do everything……is nearly as bad as employing an architect to do it all. $$$$$$$. Now on the upside of it, if your designer is on the ball, and for that price they should be, you should not have to deal with any issues that come along, they will do it for you. That’s a huge weight off your shoulders while building! As far as paying up front…..we all like to get money before a projects starts…they will have put a lot of work in to get to this stage, nothing worse than having a client pull out, and leaving you stuck with all that work you have done, and it happens. They are ensuring you keep them on, as once you have paid, they know you are serious. I hope I have helped with my ramblings. Good luck with it all, after all, you have to pay the money eventually, so when it gets paid doesn’t really matter.
