Browse Forums General Discussion 1 Feb 10, 2021 7:44 am A land I'm looking to buy has the following restriction on the use of land and the terms are as follows: "No building shall be erected on the lot hereby burdened being a filled lot unless constructed on pier and beam footings to safe and uniform strata or alternatively on footings or slab designed and certified by a Chartered Professional Engineer to the requirements and satisfaction of the Council of the City of Blacktown" From what I can understand, this is a filled lot and hence needs pier and beam footings, I was wondering whether anyone knowledgeable about the approximate site cost for something like this if I'm building a 25sq two storey house. Also what do you guys think about this condition? Is it normal or would you buy a land with this condition? Thanks, first time buying land and quite nervous about it. Oh okay, it's not next to a park and the other land parcels with the same condition on the development are already built and only this one is not built. But if it is a garbage fill, then it's definitely better to steer clear hey? BTW, Get the geotech/fill reports make sure each stage is the same. land developers tend to go cheap on the last remaining stages to increase profits. Yeah I'm planning to go door knocking, I'm not directly buying from the developer as these lots were sold 2 years ago and the vendor does not seem to have geotech/fill reports, do you think it's worth getting a geotech survey done before buying this to determine the fill and type of land? Vendors unfortunately have an upper hand as there's literarily very little supply of land currently. But it does seem like passing this is the better option. So, the pier foundation wasn't large enough on the side it was leaning towards, and the NBN cable went through the pier, just… 8 12127 Just be careful with building stability during construction, that is when the structure may be weakened, refer to your engineering drawings for stability methodology. 1 7223 |
