But I am buying an apartment and want to redo the floating timber floors but have no idea how it will turn out. I’ve done a lot of research about how to do the sanding but am worried how it will look once does and whether our floors will even be able to be changed into what we want. The picture attached is what they currently look like, but we want them to be much much lighter natural look with either a matte or satin finish. Could anyone please give me some advice/know what I could do with them? It very much depends on the type of engineered flooring. The cheapest can just be a "picture" of wood glued to a rather nondescript substrate and with a glossy coat. The best are a real timber laminate that can be sanded like wood maybe once or twice in it’s life. However, it is not real solid timber, so you need to be careful. You would need to determine what it is you have there. If it can be refinished, then depending on the type of timber, you might be able stain it your colour of choice and then re-coat it with a matt or satin finish. Personally, I think this is something best done by an experienced professional to get a uniform finish, and it may just come out as less value for money than replacing the floor altogether.
