Help -Building costs - confused

Hi guys,

New home owner here and we are going to build a double storey house.

We have land already just need to select builder.

Im confused about why they charge so much for a facade ontop of the base price?? Isnt that part of the house? We got quoted $40k ontop of base $400k

this is alot for a base price already.

Off memory, a builder we spoke to around a year ago had an allowance of around $5k for a facade in their base price.
It really depends on what sort of facade design you’re after, as you already know it can get very expensive.

The base price should include a facade. Just the cheapest looking one. Fancy costs. Not terribly much more really just something else they can extract the $ from you.

5k to 15k is generally the going rate for an upgraded facade with a project builder, there are some that cost more but 40k !? Jeez does it come with 18k gold render or something lol

I knock back the engineering on a load ( He He He) of fake projects.. its best to be honest up front and tell them they are going to be r!pped off to the gold plated standard at worse, LOL 24K

Anything with glass, balconies or decorative cladding will cost more because they can. People pay for it. Don't forget that part of the value of street appeal is the increased market value. Thogh the value of start appeal is subjective and dependant on where you are building.

Its just a business model.

Just like the health food ads you see on TV. Just eating their food isnt going to make you as attractive as the models they use. The building game is just the same, they are selling a product and showing you how it "could" look.
