we will be downsizing for retirement. since i am on the planning/budgeting stage:
1. what things do i have to consider when deciding a knock-down/rebuild or renovate?
2. who should i go to first, the architect or builder?
3. when building, (for budgeting purposes) what is the build cost per square meter?
4. we plan about less than 20 squares for the house. which is best, volume builder or custom builder?
