Browse Forums General Discussion 1 Jan 22, 2021 2:59 pm Hello All... I am confused as I am building a double storey and submitted an approval to DA, but I would like to increase some room size and also need to swap the rooms . I am looking at two options, Either to cancel the request to DA or if the approval is received by then, Thinking of reworking the plan and sending another DA approval.. I am really worried about the cost this would involve as it is too late in the game. It would be great if anyone could share inputs or suggestions of what costs to expect from the builder and any other aspects to think about. Re: Redraw the plan submitted for DA 2Jan 22, 2021 3:12 pm Swapping rooms around doesn't cost any extra in terms of engineering But some Builders see it as Big Ticket variation. Some councils may also see it as a complete new resubmission. That's why you should always have access to Planning and DA online applications BTW you can only do that if it is your application and you're in the loop, I find Planners very approachable and supportive Cheers Chris Designer,Engineer (Civil,Const & Envir),Builder,Concrete & Masonry Contract.Struct Repairs Re: Redraw the plan submitted for DA 3Jan 22, 2021 3:28 pm StructuralBIMGuy Swapping rooms around doesn't cost any extra in terms of engineering But some Builders see it as Big Ticket variation. Any inputs is appreciated. TIA Re: Redraw the plan submitted for DA 4Jan 22, 2021 6:27 pm Reverse living? Same areas down and up? F/M/K up? all bedrooms down? There would be a small cost to reverse the services upstairs, truss roofs, etc BTW plans do help, remove the builders details Cheers Chris Designer,Engineer (Civil,Const & Envir),Builder,Concrete & Masonry Contract.Struct Repairs Re: Redraw the plan submitted for DA 5Jan 26, 2021 4:50 pm If the DA process is already underway and knowing that these days most are approved within 3 - 4 weeks, I'd let it run its course then simply do a variation to a consent ( section 96 ). In our neck of the woods it costs approx 20% of the original DA cost extra.
