It's asking if my roof has got Form 16 Compliance; I've no idea. Do I have to get an engineer around to check everything out? Thanks. The rule of thumb is If your build meets the current National construction codes (basic recipe book) and Australian Standards (AS) then it is compliant (re fit for purpose), this is certified by a Building Surveyor on various forms. The problem arises when the codes have changed and what is built is not as per the recipe book and the Building Surveyor is then out of/beyond their level of Expertise and relies on an engineer to bring the build to a standard equivalent or better than what is required. If the non compliance can't be rectified as per the Recipe book then an alternate Solution is required and must be certified by both the engineer and Building surveyor OT non compliance is becoming a big issue for insurance companies... make sure you follow the instructions and fill out the forms correctly... as they don't pay out in full if at all in some cases. If it was approved by a certifier (non council) then after 7 years they wont have the file any more, however certifiers must give notice to council of their appointment and their approval. You can apply to council for a copy of anything they may hold this ranges from $80 up, and you still may find they don't have any records. The google earth way is quick free and reasonable accurate.
