Browse Forums General Discussion 1 Jan 19, 2021 7:12 am After the geotech's report (let's say if the soil is M or S), are we able to CHOOSE between a conventional slab and wafflepod slab? How much is the difference of costs between conventional and wafflepod slabs? What sort of external cladding will be cheaper and long lasting on icf walls (provided I'm not removing thermal)? Re: Wafflepod slabs and IFC cladding 2Jan 19, 2021 8:16 am Any cladding that includes polystyrene is basically non compliant in commercial construction consult a fire engineer BTW for a childcare centre you'd be forking out on consultants, you won't do it on the cheap Designer,Engineer (Civil,Const & Envir),Builder,Concrete & Masonry Contract.Struct Repairs Re: Wafflepod slabs and IFC cladding 3Jan 19, 2021 7:23 pm You need to get your preliminary plans sorted before anything else, the Geotech is least of your worries as StructuralBIMGuy has said you will then need to go to Engineering Consultants once you have have a Prelim plan, they will be Fire, Hydraulic, Mechanical, Electrical I don't think you will need an Acoustic Engineer for a child care center but I'm not sure. I doubt you would see any change out of $50,000 for the consultants and probably 3 months to get this work completed Re: Wafflepod slabs and IFC cladding 4Jan 19, 2021 8:21 pm StructuralBIMGuy Any cladding that includes polystyrene is basically non compliant in commercial construction consult a fire engineer BTW for a childcare centre you'd be forking out on consultants, you won't do it on the cheap What do you mean by consultants? I mean are these builders? The rule is; you can be an owner builder of a commercial building if it is 300 square meters or smaller. My plan is to build a small childcare centre, not exceeding 300 sqm Re: Wafflepod slabs and IFC cladding 6Jan 19, 2021 8:32 pm Rafay Doozer1905 You need to get your preliminary plans sorted before anything else, the Geotech is least of your worries as StructuralBIMGuy has said you will then need to go to Engineering Consultants once you have have a Prelim plan, they will be Fire, Hydraulic, Mechanical, Electrical I don't think you will need an Acoustic Engineer for a child care center but I'm not sure. Re: Wafflepod slabs and IFC cladding 7Jan 19, 2021 9:28 pm You need all those Engineers, it's not just 1 engineer, they won't work on an hourly rate, the engineer normally will provide a quote for those services and on these types of builds also have to complete onsite inspections for sign off. It's not as straight forward as you think, I would suggest that you need to do a lot more research.
