Browse Forums General Discussion 1 Jan 18, 2021 9:04 am Hi All, I am new to this forum and in the the early stages of looking into knocking my existing property and building a new one. I am on a 600ms level block and looking to build a simple design three bedroom house around 150ms in size. What rough ball park figure would I expect something like this to cost? TIA Re: Rough New Build Costs 2Jan 18, 2021 1:26 pm Hey Wheresdbeef Currently in Perth Single storey are running at $1100m2 to $1800m2 for 350m2 to 150m2 respectively with average finishes as you can see there are quite a bit of variances as a rule of thumb the concretor generally accounts for 8% of the build For more accurate trade breakdown prices you need to drill down into the elements and sub elements of the build this is where a 3D Bim Model with m2/rates on trade elements, ie, concrete, brickwork, framing, etc comes in handy eg, Concrete...Footings and slab 320m2 @$70/m2 = $22.4K + margin You can break it down even further with 2nd Stage Quants to include, engineering, concrete, reo, dpm, trenching, pump, labour, etc both estimates should come within 10% of each other Like ⋅ Add a comment ⋅ Pin to Ideaboard ⋅ Cheers Chris Designer,Engineer (Civil,Const & Envir),Builder,Concrete & Masonry Contract.Struct Repairs Thank you so much everyone.
