Browse Forums General Discussion 1 Jan 02, 2021 3:31 pm Hi all, We have a lot of ongoing issues with our house and recently after going through the reports it appears that the people who did the report weren’t supplied or went off the incorrect plans. In the winter it’s freezing cold and in the summer even on the mildest of days it’s very hot. In Spring time at 23• it will bake the house. Going by what the builder states on their website and in the consulting stage all house are built to a minimum 6.2. If the dwelling required double glazing, extra insulation and eaves it will be at the buyers expense. As our house facade faces south and a corner block we get all of the summer heat and miss the winter solstice. To meet the requirements of NATHERS our build should have eaves, low mass double glazed windows and a different form of insulation. The builder has apologized but has advised it’s not up to them to rectify this, to bring this house up to code would need extensive work almost a rebuild. In order to supply a final certificate of completion the works have to match what the original CDC including energy report specifies. If it doesn't then the surveyor/certifier has failed to ensure the building is compliant. Are you sure this is what has happened? Did you use your own Surveyor? The thing that makes the biggest difference to a house is it's orientation. Even if a house has all the insulation and double glazing in the world if it gets direct sun in summer it will be hot. If it gets no sun in winter it will be cold. It kind of sounds like the orientation isn't great. The builder used their own building surveyor and inspector, they picked up on some issues but none of the major issues we face now. We sent off the report to another company for computer and thermal modeling and it doesn’t meet the minimum standard and the house is non compliant, being a volume builder I’m not sure what we can do but spend 10’s of thousands fighting it court. The surveyor is responsible for the energy report and making sure the build is compliant. That's one reason the owner should use their own surveyor rather than relying on one provided by the builder. We will pass it all on and see what happens but being first time home builders I guess you shouldn’t put your faith in the builder doing the right or correct thing. There have been a lot of corners cut with out build and the rectification works are worse than the initial issue. Make some calls today to some NATHERS experts who have advised the house being non compliant and not built to code will need either substantial work or to be rebuilt. How is it classified as defective? I have a lot of pictures but we are looking to take things further and I will post some soon. We have a 45mm incline in to one room, alfresco appears to have a bore pier coming through the slab, site wasn't compacted after being back filled, slab not finished to Australian standards.
