Browse Forums General Discussion 1 Dec 22, 2020 10:19 am Hey guys, I'm currently in dispute with my neighbour. They knocked on my door several months ago regarding the fencing and informing me they could build it as long as i agree to half costs. (the fence line requires retaining walls) A few months had passed and they had put up 3 fence panels and laid 2 sleepers for the retaining wall. I asked what was happening with it and they informed me they had done their part of the retaining and i am to finish it. I had a company named avance construction come out for a quote. unfortunately they refused to finish the quote and insisted the current fencing panels were built on my side of the boundary. The neighbour had their garage wall built on the boundary, well that is what i remember from the notice i signed for them. I Spoke to a mate in the construction industry who did say something similar to this post (sorry for tagging you) dgriffen (viewtopic.php?p=1248323#p1248323) 'Not sure what the regs are like in Perth, but in Adelaide & Darwin, build on boundary is exactly that. The client is generally required to make sure all the pegs are in place prior to construction starting and the slab is built to the boundary line. Any existing fence is removed and when replaced goes up to the front of the garage stops along the line of the garage and starts again at the rear. The building regs in SA state that you can either be on the boundary, 600mm off the boundary with no windows or 900 from the boundary with windows. Regarding the 600mm, the other item than plays a part is that the fascia must be non combustible and min. 450mm from the boundary. Generally, a wall on the boundary cannot be longer than 8.0m which is a council requirement. But again that is SA and not Perth, so always best to check..' I was wondering if there's a chance they could have built their garage wall 100-150mm off from the boundary or if is meant to act as the boundary fence? I tried to look through the SA building regulations but couldn't manage to find any information to quote. I have tried to contact legal commissions regarding the retaining but they're closed for Christmas. Have also been trying get a quote for a land surveyor but can't get through at this time of year. I just don't want to be stuck paying majority of the retaining for a fence on my side of the boundary.. Any input is appreciated, thank you Can anyone recommend a good/affordable retaining wall and fence builder that I can get a quote from located in Sydney? 8 45790 Hello, We are about to build and the plans show a part of the exterior wall is being built on top of a limestone retaining wall. Does this mean the retaining wall will… 0 6950 thanks Chippy, i hope they have applied sealer but i am doubt to be honest, so i am gonna do this job after handover. 8 16268 |
