Browse Forums General Discussion 1 Dec 31, 2020 2:14 pm Hi, Seeking some urgent advice prior to settlement on a new home! Builder has installed a complaint hinged door to downstairs powder room, however this clashes with the hand basin which obstructs the door from opening in full (ie: the door only opens 60 degrees vs full 90 degrees). Builder is adamant that it is a complaint opening and to change it to a sliding door or remove the basin will be a variation. Any suggestions?? Because it's further back it's now hitting the door. Tell the builder you want it as per the plans that you signed off on. It's not a variation just a stuff up probably right back to the original plumbing set out. Agree that the clash is due to the original plumbing set out, but unfortunately they are unable to move the vanity as the plumbing is fixed from the floor and not the wall. Re: Obstructed Powder Room Doorway 4Dec 31, 2020 3:40 pm Is this a house you are building or are you buying it from the builder as a developer. If you are building it then it's just on the builder. He's going to have to rectify it to match the plans that you and they signed of on. Yes it will be an expensive fix for the builder but that's his problem. Hi Oldk Are the dimensions I have marked as per the plan? If the dimensions are correct and the door is 720, builder has stuffed up having the basin position in wrong place, assuming the door positioning is correct. If you agreed to a larger basin, repositioning it or for a larger door, then you have an uphill battle. If it is your end mistake, suggest pay a variation and get corrected as you would regret this for the time you live that house and for sure it will damage both basin and the door. Nothing comes free from a builder. As Althom said "it will be really worth checking what else is wrong." If you do not have the knowledge, you need an independent inspector. If your circumstances allow waiting, do not paying a penny, get everything sorted first. Your builder sounds like a real rouge. I hired one for $600 for a stage inspection which served the purpose, this is after having a good knowledge of what is going on and pointing out many of the mistakes/blunders but the builder does not really accept because you are the client or mainly because it will cost them to correct. If they can get away, they will try every trick in the book. So really need to be firm. Previously my partner hired a different inspector but that fellow and that company was useless. There are so many inspectors, need to check the reviews but unfortunately some reviews are based on personal knowledge also. Good luck PS: noted your comment about piping after I wrote above, piping can be moved, if it is not ur fault builder is dumping BS. If the door doesn't open fully than it is Not Fit for Purpose Take a pick with a level sittingo n the slab and a pick with a level sitting on the sill please. This will help us diagnose the issue and therefore a solution. RE,… 8 1248 Looking at some of the designs on websites, they are all selling very similar products.
