We built a four bedroom home 4 years ago but it was our first time and in hindsight I don’t feel like our main living space is big enough. At the time we thought we wanted 3 children but we are pretty content with 2. I’ve been thinking of knocking down a wall and converting the fourth bedroom into extra living space, which would also bring in some more natural light into our kitchen. But I’m nervous that it’s a bad decision because it would make our house a three bedder. I don’t think we have plans to sell anytime soon but it still makes me nervous. What would you do? Do you need a home office? You've got a home theatre room. Do you really need that? The typical bulk builders "Home Theatre Room" doesn't come with the acoustic insulation etc that would make it anything like a theatre environment. Convert that to your 4th bedroom and enlarge your living space by doing away with Bedroom 4 at the back? Set the 4th bedroom up so it can be used as a home office. We plan on staying here long term so resale isn’t a big issue for us. I’ve thought maybe we could convert the home theatre to a bedroom if we ever were to sell. Althom's idea is a good addition seeing as you don't have a dedicated home office. If you flip the orientation of the room and putter double cavity sliders on the door, you will get the extra light you are looking for by leaving the doors open when you aren't using the room. It could also have direct access to the outdoor area via external sliders. That leaves bedrooms one and three with direct access to the 2nd bathroom and bedroom 2 could then be used as a multi-purpose room (guest room, play room or study). Great suggestion except we have already built and just looking at how we could make adjustments. In hindsight I would have gone with the Two over the One. But yes, this floor plan is essentially what we would end up turning our Manhattan One into.
